Q: What must I bring with me to tour an apartment?
A: A Valid Photo ID.
Q: What are your application and administration charges?
A: App Fee: $75
Administration Fee: $200
Deposit: $750 or $131.27 Surety bond
Q: What are the income and credit qualifications?
A: Three times the monthly rent, require proof of income and 3rd party credit screen.
Q: What is acceptable “proof of income” to sign a lease?
A: Two most current pay stubs, two most current months of bank statements, offer letter or current W2.
Q: What happens if I qualify for an apartment, but my roommate does not?
A: The roommate will not be approved to lease/live onsite.
Q: Is my security deposit totally refundable?
A: If you choose the $750 refundable security deposit option.
Q: If I get a job transfer, can I break the lease?
A: You would have to provide 60-day written notice, pay termination fee and pay back any concessions given.
Q: Can I change to a month-to-month lease plan after my first year?
A: Lease will automatically default into a MTM lease after completion, unless you renew or give a 60-day written notice. A month to month fee will apply.
Q: Do you accept short term leases?
A: Not at this time.
Q: Am I required to have renters insurance?
A: Yes, $100,000 personal liability and the policy must have your unit and list all adults on the lease.
Q: Do you offer furnished apartments?
A: No, we do not offer furnished apartments.
Q: Do you offer corporate apartments?
A: No, we do not offer corporate apartments.
Q: If something needs to be repaired in my apartment, how do I report it?
A: Please contact the office, via phone, email, or resident portal.
Q: When is my rent payment due?
A: First of the month, this includes holidays.
Q: What day of the month am I liable for a late charge?
A: Rent is due on the 1st of the month and late fees begin on the 4th.
Q: Will you accept electronic payments from my bank?
A: Yes, you are responsible for payments getting into the office on time.
Q: Is there a place where I can pay my rent after office hours?
A: Online resident portal.
Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: No more than seven consecutive days.
Q: Do you have reserved parking?
A: Yes, there is a monthly cost associated with a reserved parking space.
Q: I have a motorcycle, where can I park it?
A: In a regular parking space.
Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: Yes, the office should be made aware and they should be added to the lease as minor occupants.
Q: Can I install my satellite dish at my apartment?
A: No, you cannot.
Q: Do you have cable services?
A: Yes, we have Time Warner and AT&T.
Q: Does the property have a fitness center?
A: Yes, we have a 24 hour fitness center.
Q: Does the property have a swimming pool?
A: Yes, two pools.
Q: Does the property offer on-site recycling?
A: Yes, we do.
Q: Are gas grills permitted at your property?
A: No, the property has gas grills onsite for residents to use.
Q: Is there any additional rentable storage space available at your property?
A: Yes, we have additional rental storage space onsite.
Q: Are residents permitted to paint their apartment?
A: Yes, but must paint or you will be charged to return color back to original color upon move out.
Q: Will you accept my delivery packages for me?
A: No, all packages should be placed in the package locker system.
Q: Do you have a list of Preferred Employers?
A: Yes, we do. Please contact the Leasing Office.

Policy

Cast and dogs up to 100 punds permitted.

Limit 2 indoor pets per apartment. No exotic animals.

Fees

Non-refundable pet fee of $500 for the first animal plus $500 for each additional animal.

Pet Rent

Monthly Rent of $25/pet/month.

Breed Restrictions

Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
